The urban evolution towards Smart (3.0) models seeks increasingly innovative design approaches in addition to the consolidated use of cutting-edge sustainable technological solutions, Smart Grids and new Digital Tools for Building Management. The article aims to analyse the characteristics of an urban regeneration plan nearing completion developed, in large part, on disused city industrial areas. Thanks to the proximity and recent completion of new electric tram lines and intermodal surface transport systems to connect with the city of Nice, it aspires to become the prototype of a new model of sustainable and smart urban development in the French city. The distinctive feature of this model is the presence of a functional mix including the Smart City Innovation Centre (SCIC) as well as student halls of residence, offices and prestigious residences.

L’evoluzione urbana in ottica Smart (3.0) è alla continua ricerca di approcci progettuali innovativi oltre a un consolidato impiego di soluzioni tecnologiche sostenibili d’avanguardia, di Smart Grids e nuovi strumenti digitali di gestione del costruito. L’articolo presenta una recente esperienza in corso di completamento a Nizza in Francia che contempla in un suo nuovo quartiere, oltre a edifici e ai servizi dalle caratteristiche appena descritte, anche la presenza e l’attività di uno Smart City Innovation Center (SCIC) al proprio interno.
