The paper presents the activity of the EU Villas project (Interreg IIIB Cadses 2000-2006). It consists of the improvement and revitalisation of aesthetic and economic aspects of architectural heritage, by creating an evaluation model and defining a compatible strategic tool for re-using, according to the planning criteria and sustainable policies of the CADSES area. The main aim of the European countries which take part in the research project is to delineate a common guidelines to preserve their building heritage and their development cultural-tourism activities. In particular, the research aims to valorise the buildings which are used in an improper way or are in a complete state of degradation. Whereas, in the long term, with the research project will increase of knowledge of these buildings, bringing new economic investments and a development of cultural tourism. They will gain also a positive effect on the regional communities. Our research group at the University of Ferrara, Department of Architecture, have studied Emilia Romagna rural buildings (in detail the lowlands between Bologna and Ferrara) which are not sufficiently valorised. The preservation of this heritage can be achieved through economic re-uses and the definition of integrated strategies from land planning to sustainable refurbishment techniques. The analysis procedure of selected buildings is divided in steps: photographic analysis, compilation of a descriptive test, culling of the national and international regulations and juridical instrument on the rural buildings, study of the design drawings, architectural and technological survey. In particular this paper describes important best practices of re-use (for size, quality and historical typology), analysed from the point of view of preserving rural heritage and economic sustainability.
